Save on Broker commission
We used this great service recently to sell an investment property and saved thousands of dollars. The way it works is you pay a flat fee of around $700 and your home gets listed in the same MLS system a listing agent would use. An affiliate broker of the program does the actual listing.
You agree to pay a 3% commission ONLY to the
agent that brings the buyer to sell your home. You now have every agent in town working for to sell you home, but you don't pay a listing agent 3%. It really is a great deal because you still get the leverage of agents working to sell your home. Listing agents only sell about 5% of the homes they list so why waste the 3%.

The flat fee broker that handled our transaction still recieved all offers, explained them to us and provided all of the necessary documentation including sales forms, counter-offer forms...etc. The buying agent didn't even know we were selling it ourselves. We even rented a lock box so agents could show the home vacant. Something you can't do with a newspaper ad. Plus if you sell it by yourself i.e through a newspaper add or a friend you don't pay a selling commission.
